Basement Tanking

To create a waterproof layer in your basement to act as a barrier to incoming moisture, we use Two Layer Torch-On membrane systems, Peel and stick Bitumen Membranes, Single Ply Membranes, Bentonite and various water stop systems. Ask us which one is the best choice for your basement.

Basement waterproofing in Tauranga

A basement wall sits against damp ground all year. The Building Code, in clause E2, says walls, floors and structural elements in contact with, or in close proximity to, the ground must not absorb or transmit moisture in quantities that could cause undue dampness or damage. Tanking is the membrane that keeps that moisture out of a basement or below-ground wall, and it is what most people mean when they search for basement waterproofing.

Tanking goes on while the outside of the wall is still exposed, before backfilling, and it works together with the drainage behind the wall: appraised below-ground systems such as Nuralite's call for a perforated subsoil drain at the bottom of the wall. The photographs here show black sheet tanking on a basement wall with the trench still open, the stage at which the work is done. There are more in our project gallery.

Your options

Five tanking systems

Two Layer Torch-On membrane systems

Two layers of polymer modified bitumen sheet, torched on, like the Nuralite torch-on systems we are approved to apply and also lay on membrane roofs.

Peel and stick Bitumen Membranes

Self-adhesive modified bitumen sheets, such as the Bituthene membrane in Nuralite's appraised below-ground range, which go on without a flame.

Single Ply Membranes

Flexible single sheets such as Butynol, which ARDEX makes in New Zealand and which has been used for tanking as well as roofing for more than 50 years.

Bentonite

Systems based on sodium bentonite clay, such as Volclay, used below ground to protect basements against water penetration and water vapour from the ground.

Water stop systems

Strips set into the construction joints in concrete walls and floors, where one pour meets the next, so water cannot track through the joint.

Frequently asked questions

What is basement tanking?

Tanking is a waterproof membrane applied to the outside of a basement or below-ground wall, and sometimes under the floor, so moisture in the ground cannot get through the concrete or blockwork into the building. It is the main part of what people call basement waterproofing.

Which tanking system is best?

There is no single best system. Torch-on, peel and stick bitumen, single ply sheets, bentonite and water stops each suit different walls, ground conditions and stages of a build. We recommend one after looking at the job, and we can explain the trade-offs.

When should tanking go on in a new build?

Once the wall is built and before it is backfilled, while the outside face is still open. Talk to us early so the tanking, the subsoil drain at the bottom of the wall and the backfill can be planned in order with your builder.

Do you work for builders as well as homeowners?

Yes. We tank basements on new construction and on existing buildings, for commercial and domestic projects.

Who does the work?

Alpha's team holds national certificates in membrane roofing and waterproofing, and the owner, Les Hepworth, is a Licensed Building Practitioner (BP104443). Call 027 259 9012 to arrange a free on-site quote.
