Membrane options

Four membranes for four kinds of roof

Butynol

Our Butynol membranes are made from synthetic rubber and are known for their exceptional durability and resistance to UV radiation and extreme weather conditions.

Butynol is supplied as a flexible single-ply sheet in rolls for roofs and decks, and ARDEX makes it here in New Zealand. BRANZ Appraisal 436 expects the Butynol and Butyseal roofing membrane systems to have a serviceable life of at least 20 years in normal conditions with proper maintenance.

TPO

TPO membranes are made from thermoplastic polyolefin and provide superior energy efficiency and resistance to chemical damage.

TPO is a single-ply sheet reinforced with polyester fabric, and some TPO membranes, such as Allco's JM TPO, are certified as suitable for roofs that collect rainwater. Our TPO roofs include WPS Durotuff, Ardex 615 and Sealco membranes.

Two Layer Torch-On

We also offer Two Layer Torch-On's, which consist of two layers of modified bitumen membrane reinforced with polyester, fiberglass, or a combination of the two. These membranes are highly durable and provide excellent resistance to water, UV radiation, and punctures.

Systems such as Nuralite's Nuraply 3PM use a polymer modified bitumen cap sheet in a double-layer system, and its CodeMark certificate requires it to be laid by a Nuralite approved installer. Alpha is an approved applicator for Nuralite.

Elastomeric Liquid

For those looking for a liquid-based solution, our Elastomeric Liquid membranes offer a seamless and flexible solution that conforms to any roof shape or size. These membranes are highly resistant to water, UV radiation, and weathering, providing long-lasting protection for your property.

A liquid suits roofs crowded with plant, pipes and upstands, where a sheet would need many joints, and it can go over an existing membrane once that is sound and prepared, as on the internal box gutter in our gallery.

Which membrane suits your roof?

The right membrane depends on the roof. We look at its shape and fall, what it is built from, whether people walk on it, what stands on it (plant, pipes, frames), whether it collects rainwater, and whether the old membrane can stay or has to come off. A curved roof or one crowded with penetrations often suits a liquid; a large flat roof suits a sheet laid from wide rolls.

Fall matters as much as the membrane. For Butynol, BRANZ Appraisal 436 sets minimum falls of 1 in 30 for roofs, 1 in 40 for plywood decks, 1 in 60 for suspended concrete slabs and 1 in 100 for gutters, and says the fall must be built into the substrate, not made with a screed laid over the membrane. Whatever the membrane, clause E2 of the Building Code requires roofs to prevent the penetration of water that could cause undue dampness or damage to building elements.

Membrane roofing is licensed work. Les Hepworth, who owns Alpha, is a Licensed Building Practitioner (BP104443) with a Roofing licence covering roof membrane, torch on roof membrane and liquid membrane roof work, and has been licensed since 2010. One recent job: we replaced the failing butyl rubber system on a cool store with Sealco Ecotuff TPO.

How a membrane roof job runs

  1. Free on-site inspection and quote

We look at the roof first: its shape and fall, what it is made of now, the upstands, outlets and penetrations, and how you get onto it. You get a free quote that says exactly what work is required. If the roof is already leaking, we start with a leak inspection so the cause is found, not just the symptom.

  2. The right membrane for the roof

We explain the sheet and liquid options that suit your roof and your budget, and recommend one. Every project is tailored, so time and price depend on the roof.

  3. Measure, apply and seal

Our trained team measures, lays and seals the membrane, with every technician trained in height safety and carrying a site safety card. We work to the time and budget agreed.

  4. Finished and guaranteed

We stand behind our workmanship with a warranty, and we are a phone call away if you have a question about the roof later.

Frequently asked questions

Butynol or TPO: which is better for my roof?

Both are single-ply sheets and both do the job well when they are laid properly on a roof with enough fall. Butynol is a synthetic rubber, made in New Zealand, with a long record on roofs and decks. TPO is a thermoplastic polyolefin reinforced with polyester, with good resistance to chemical damage, and some TPOs are certified for rainwater collection. We recommend one after looking at the roof, its details and your budget.

How long does a membrane roof last?

It depends on the membrane, the fall and how it is looked after. BRANZ expects Butynol roofing systems to last at least 20 years in normal conditions with proper maintenance, and that includes keeping drainage outlets clear so they keep working.

Can you lay a new membrane over the old one?

Sometimes. A sound existing membrane can be recoated, as we did with a liquid membrane system over the existing membrane in an internal box gutter. A membrane that has failed is stripped and replaced, as on a cool store where we replaced the failing butyl rubber system with Sealco Ecotuff TPO. We tell you which applies after the inspection.

How much does a membrane roof cost?

Every roof is different: size, fall, access, the number of upstands, outlets and penetrations, and the membrane chosen all change the price. That is why we offer a free on-site inspection and quote, so you know exactly what work is required before anything starts.

Do you do commercial roofs?

Yes. As well as homes, we have laid membranes on commercial internal box gutters in Tauriko, on plant decks and on a cool store, and a showhome roof in Ohauiti. Call 027 259 9012 to talk about your building.
