Leak Inspections
Can't determine if you need waterproofing or suspect that you have a leak? We also offer an additional leak inspection and detection service to help keep you dry. We'll investigate common and uncommon areas where leaks can occur and fix them on the spot. Let us know if you need a leak fixed.
Where leaks start
Water often shows up some distance from where it gets in. On a membrane roof, deck or box gutter the places to look first are the details: upturns at walls and doors, outlets and overflows, laps and seams, penetrations for pipes and vents, and any area where water ponds. BRANZ Bulletin 583 lists insufficient membrane upturn, undersized outlets and overflows, and decks that deflect among the common causes of problems, and BRANZ appraisals require drainage outlets to be maintained so they keep working. Sealants age too: BRANZ puts the life of a sealant exposed to the weather at 15 to 25 years.
When we find the cause we fix it on the spot where we can, or quote the repair. On one internal box gutter, the fix was a liquid membrane system applied over the existing membrane. If water has been getting into a deck's framing, BRANZ recommends the structure is inspected by a building surveyor, and we will tell you when we think that is needed.

How a leak inspection runs
Tell us what you are seeing
Where the water or staining shows, and when: in heavy rain, in wind from one direction, or all the time. That narrows down where to look.
We inspect the membrane and its details
We investigate the common and uncommon places leaks occur on the roof, deck, balcony or box gutter, with every technician trained in height safety.
Fixed on the spot, or a quote
Where we can, we fix the leak there and then. Where the membrane needs more, we quote the repair, a recoat or a new membrane roof or deck membrane.
Keep it dry
We tell you what to watch: keep outlets clear, and check membrane decks every year for damage.

Frequently asked questions
My ceiling is stained but the roof looks fine. Can you find the leak?
Yes. Water often travels before it shows, so we look at the details above and around the stain, not only directly over it: upturns, outlets, laps, penetrations and where the membrane meets walls and doors.
Do you fix the leak as well as find it?
Yes. Where we can, we fix it on the spot. If the membrane needs more than a repair, we explain what and quote it.
Can a leaking membrane be repaired, or does it need replacing?
Both happen. A sound membrane with a local fault can be repaired or recoated, as we did with a liquid membrane over the existing membrane in a box gutter. A membrane that has failed across the roof is replaced, as on a cool store where we replaced a failing butyl rubber system with Sealco Ecotuff TPO.
How often should a membrane roof or deck be checked?
BRANZ advises inspecting a membrane deck every year, because it is often a single layer with no second line of defence. Keep outlets and overflows clear on roofs and decks so they keep working.
